Get pre approved with a real bank and not fly by night mortgage brokers. 2. Interview several Buyer Agents and IF you can find a PURE buyer agent or an agent who ONLY works buyers and never sellers, even better.
3. Stay away from USAA unless you want to pay higher interest rates, higher closing costs and take average of 17 days longer to close or If you want a realtor who is a SPECIAL USAA Realtor who they try to steer you to one, well they will do their best to steer you to higher commission and more expensive homes. Why, well because they have to make up for the 37% of the commission they have to kick back to USAA. Anyone USAA suggest you use kicks back to them and thus higher cost to you !!. Bottom Line get your own Realtor, Mortgage Bank, Home Inspector etc. USAA NOT your friend.

Re: Talking Credit with Your New Spouse

mi need orginal ..1 car ..pl................ he....p me

Re: Talking Credit with Your New Spouse

ok ...........................................................im salman khan

Re: Americans Still View Homeownership as Part of American Dream

You never actually own your own home or your own land or anything for that matter. The "American Dream" is a myth. If you don't agree with that statement try not paying your land taxes or IRs for a little while and see how much of what you "owned" suddenly isn't yours anymore. Not to mention the many people out there that have lost their homes and lands due to 'Imminent Domain".

Re: What To Expect From Closing Costs

I am constructing a new home via construction loan and then refi via mortgage broker. I have a steady income (higher than a lot of people as a single person. and still this is not good enough. my credit score is a 571 ? from one credit agency. The other two have nothing on me. I have two checking and savings accounts. and you say it still not good enough. So you know what you can do about your saying "do you want your dream home" stick it where the sun doesn't shine! You tell me I must get 3 not 1, not 2, but yes 3 credit cards and spend on each of them 1/2 the value! why must i go into debt just to buy a home? I would think that would be counter productive! Go into debt, see if you can pay those on time for x amount of time and then we will talk about a loan! WTH? how about i pay my rent each month i have NO debt. but sadly it counts for NOTHING . the American dream has become a myth, unless of course your in debt. and owe up the ying yang then i guess that is the dream. work to pay your bills, work to rent. There is no honor in having no debt. there is no reward for being smart enough to stay out of debt anymore. and you ask about the American dream. Shame on you.

Re: 4 Questions for Single Homebuyers to Consider Before Buying

637 isn't a great score so you're going to have a higher interest rate as someone that has a decent score such as 760 & up. Go on a website that offers calculation of your payment. Put in 7% interest on $120,000, look at the payment. Now change it to 3.625 and look at the payment. HUGE difference.
At least renting you can walk away and not take it in the ass so much. There are SO MANY short sales & foreclosures right now that it's easy to see what can happen if you aren't prepared for what may happen in the future. Tired of paying rent I understand but when a person who built a house 10 years ago for $300,000 now has it on the market for $180,000 and ends up getting $155,000 they are pretty much screwed...many times for life.

Re: 4 Questions for Single Homebuyers to Consider Before Buying

Credit score is only on 1 agency and is 637 >Tired of renting > where can I get help form high rent ??

Re: Working With Customers to Build Credit and a New Future

I asked for help on my credit about 3 or 4 months ago, havent heard nothing since, I am 100% disabled , dont have very bad credit, but its not the required 620.

Re: What’s Stopping You?
Visit Youtube and see if anybody posted not only videos on houses in a particular area but videos on area activities. For Canon City and Fremont County I like to do video slide shows of local events like the Harvest Fest, Car Shows and the river rafts coming in after a day of rafting on the Arkansas River. I think it gives new buyers a sense of what the community on the whole is like.

Dena L.
